What is the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water (1,500–3,000+ PSI) for hard surfaces like concrete driveways and brick. Soft washing uses low pressure under 500 PSI combined with biodegradable cleaning solutions — the right method for stucco, wood siding, painted surfaces and roof shingles. Using the wrong method can permanently damage surfaces, so we assess every property before we start.
How much does pressure washing cost in the South Bay?
Pricing varies by job size, surface type and access. We offer a free estimate with no obligation — send a few photos or a short video and we'll text back an honest quote within 24hrs. Prefer an in-person look at the property? We can do that too — just ask. Text or call (408) 598-1857.
How often should I pressure wash my home in the Bay Area?
Driveways: once a year. House exterior (siding/stucco): every 1–2 years. Fences and decks: annually, ideally in spring. Patios: once or twice a year. Roofs: every 2–3 years. Bay Area mild-humid conditions grow algae and mildew year-round, so staying on a regular schedule prevents permanent staining and surface damage.
Is it safe to pressure wash a roof?
No — never pressure wash an asphalt shingle roof. High pressure strips the protective granules from shingles and voids most manufacturer warranties. The correct method is soft washing: low pressure plus an algaecide that kills moss, algae and lichen at the biological level so it rinses off safely.
Are you licensed and insured?
Yes. Bull Run Exterior Wash LLC is fully licensed and carries general liability insurance. Your property is protected on every job — we take responsibility seriously.
Do you do commercial pressure washing?
Yes. We handle storefronts, office buildings, restaurants, warehouses and commercial complexes throughout Santa Clara County, San Mateo County and lower Alameda County. Commercial properties benefit from cleaning every 3–6 months.
What services does Bull Run offer beyond pressure washing?
In addition to pressure washing, we offer: house soft washing, roof cleaning, window washing, concrete and driveway sealing, gutter cleaning, gutter guard installation, epoxy floor coatings (flake system), fence staining and sealing, solar panel cleaning, solar bird and animal proofing, and construction/handyman services (performed by Bull Run Design and Build LLC).
