Salt air and moisture. The closer a property is to Marina Lagoon or the 101 bayside, the more algae, mildew, and salt residue we'll see on siding, roofs, and outdoor metal. Shoreview and Marina Lagoon properties often need semi-annual attention; Baywood properties inland can often go annual. Soft-washing with biodegradable mildew killer is the standard approach.
